Getting a house in FFXIV is a rite of passage in the game: it costs oneton Giland yet – just like true home ownership – it is a place of pride and a place for yourself.
Fortunately, being a homeowner also comes with its own benefits, which we're going to talk about today. In this article, we will briefly discuss the process of choosing a home and all the benefits that come with owning a home.

Choosing a house
To choose a property to live in, you must consider the residential zone and the style and size of your building. Let's see.
1. Unlock housing
The housing arrangement is a game feature in Final Fantasy XIV. This allows players to acquire private property to share with members of their free enterprise. Patch 2.38 allowed estates to be acquired by individuals. As of patch 3.4, apartment complexes have been added in each department. Patch 4.1 makes Shirogane available for purchase.
For free business properties, the company must reach rank 6 with its patron Grand Company to be allowed to purchase land. For private buyers, a player must have at least one class at level 50 and the rank of Second Lieutenant in their major company.
After purchasing a plot of land in one of the vacant residential areas, players can develop an estate hall if they obtain planning permission. The exterior of the hall can be customized by choosing from variations of roofs, exterior walls, windows and doors.
You can also change the interior with everything from wallpaper to ceiling lamps, and add a personal touch with a variety of furniture and ornaments. Players can also install garden beds.
2. Choose your residential zone
Housing is limited to one of four zones:
Mist in La Noscea
Lavender beds in the black shroud
The cup in Thanalan
Shirogane en Hingashi
For the zoning plan, each of the residential neighborhoods is listed in several identical divisions, each consisting of plots.
When entering the housing zones, a player must select from a drop-down list which section they wish to enter. A list of each field can be analyzed, indicating its status.
2. Choose your corporate identity
Homes come in different styles, depending on zone, lot size and architectural style.
Houses come in three sizes depending on the plot:
House (small)
Hus (medium)
Mansion (large)
Larger sizes allow for more furniture and decorations. The design can be made of stone, wood or composite.
In addition to the above, all departments have multi-storey premises with a capacity of 90 per department. As with private estates and private rooms, players must have at least one job at level 50 or higher and reach the rank of Second Lieutenant to purchase one.
For apartments there is a fee of approximately 500,000 Gil.
12 Characteristics of Owning a Home
You may be thinking, "Why buy a house?" They are expensive and it takes many hours to build up Gil to acquire a house.
Consider these 12 useful features: what youfew— when purchasing a house in FFXIV:
1. Access control
A free business manager or private homeowner can set rules for guest access. For business properties, the free business member settings can determine which estate features can be approved for use.
Private owners can set up guest access to their property hall. Starting with Patch 3.1, Estate Sharing allows up to two players on the owner's friends list to become "renters" with elevated access rights.
2. Private rooms
Since patch 2.3, players are allowed to have their private rooms in their Free Company property. Each room cost 300,000 Gil. As with Private Residences, players must be a Second Lieutenant with at least level 50 in one class to obtain a Private Chamber.
All private rooms have the same dimensions and layout and a maximum of 100 pieces of furniture can be installed.
3. Workshops
From version 3.0 onwards, a workshop can be installed on a Vrij Bedrijf property. These workshops allow the use of Company Crafting, as well as control of airships managed by the Free Company.
4. Gardening
Garden beds can be placed as garden furniture. Players can grow and grow different crops in these places. To start gardening, a seed and topsoil must be placed in the desired location. The type of soil can affect how the plants grow and can be cared for using fertilizer and water.
The types of plants grown include not only most flora native to botany, but also greenery used in Chocobo Raising. Planting in adjacent plots can occasionally lead to outcrossing of crops, sometimes producing seeds that are not found elsewhere.
Free business managers can determine which ranks of members are allowed to maintain gardens.
5. Chocobo Stal
A Chocobo Stable can be placed outside the player houses. In this stable, free Company members can raise their Company Chocobo by training him for battle, feeding him snacks to change feather pigmentation, or changing his name.
Housed chocobos cannot be field summoned and must be retrieved to be used again. Over time the stable can become dirty and must be cleaned with Magicked Stable brooms. In addition, each apartment complex contains a public stable for its tenants.
A practice session requires the use of a suitable green such as Krakka Roots. It consists of a short montage of scenes and awards Chocobo EXP. The chocobo must then rest for an hour. It is possible to train chocobos from other free company members, subject to permission from company management.
Stacked chocobos can also be fed fruit snacks to change their feather pigmentation. These colors can be changed on an RGB scale and optionally switched to one of the dye colors available for equipment.
Once a successful change has been made, a message will indicate that the feathers have started growing and must remain stable for six hours (real time) to fully grow into the new plumage. Only the owner of the Chocobo may change its plumage.
6. Orchestration
Players can install an Orchestrion in an estate, private room or apartment. The Orchestrion plays in-game music from the Orchestrion Rolls. Starting with Patch 3.4, a playlist feature has been added that allows you to browse through the songs.
Please note that for technical reasons Orchestrions play music as a 3D sound effect, so the sound quality will vary slightly depending on your position in relation to the jukebox.
7. Aquaria
Introduced in Patch 3.4, aquariums can be installed to display certain types of fish collected by Fishers. Aquariums must first be filled with fresh or salt water and an optional accessory can be placed for decoration. The type of fish that can be placed depends on the water installed. For obvious reasons, freshwater and saltwater fish cannot be placed in the same aquarium.
The aquarium system does not currently support display of fish caught in the dunes, the Cloud Sea, magma or heterochemical seeps.
Aquariums have a size of up to four tiers, which affects their overall capacity. But fish also come in four different sizes, with larger fish taking up more space.
Only one aquarium may be installed per property, private room or apartment.
8. Salespeople
Vendors can be installed around the property with the appropriate permits. With proper permission, NPCs such as Material Sellers, Menders, Junkmongers, or Materia Melders. A manager can be engaged for private real estate. It is also possible to have a holder sell goods on a yard lawn.
These vendors can also be found in the lobby of apartment complexes.
9. Lighting
Starting with Patch 3.1, the mood lighting of estates can be customized by players, allowing you to tailor the look and feel to your style and taste.
10. Storage
Patch 4.1 allows unused furniture to be placed in proprietary storage. The number of items stored in storage areas is identical to the amount of inventory that can be placed.
11. Restoration
Starting with Patch 3.1, ownership recovery will be implemented. To ensure that plots are not claimed and remain unused, estates that have not been entered for a long time are automatically demolished and the plots are put up for sale again.
A vacant commercial or private building that remains unused for more than 45 days will be demolished. Notifications will be sent to the owner and/or free business members as the time approaches. This process is stopped when the home is put back into use.
Tenants of private properties cannot stop this process; the homeowner must use it himself.
If the property is demolished, certain furnishings and 80% of the price paid for the plot can be refunded by the district housing manager (up to 35 days after demolition). Building permits, inventory, some types of furniture, private rooms and company workshops (including airships) are permanently lost.
12. Moving
Patch 4.1 introduces a move feature that allows estates to be quickly moved to a newly available plot in any district or ward. The cost of moving to the new plot will be reduced by 30% of the minimum value of your old plot compared to the price of the new one.
If the refund is higher than the price of the new plot, you will not have to pay a fee.
The interior furnishings and most of the exterior are in storage and will need to be repaired by the homeowners after the move. The outdoor fixtures have been adapted to the architectural style of the new district.
The interior furnishings are retained after transfer. Please note that if you move from a larger property to a smaller one, some furniture and fixtures may be lost. All private rooms, corporate airships, Chocobo stables, gardens and other environments will be preserved during the transfer.
Once the move is complete, the old lot will be released for sale to other players.
