Roswell is a highly desirable suburb on the north side of Atlanta and has three distinctly different areas that you should know about before moving to Roswell. Today I'm going to discuss some of the pros and cons of living in these three different areas. together in the city of Roswell...

Before moving to Roswell I think it is very important to get a good idea of ​​the different areas because each area has its own unique characteristics and you need to know all three areas before choosing which one suits you best suits.

Roswell is located along the GA 400 corridor in North Fulton County. Georgia 400 runs north-south and divides Roswell into eastern and western parts. The eastern Roswell side of Georgia 400 is simply referred to as East Roswell, and the west side is divided into West Roswell and Downtown Roswell.

From Georgia 400 and Holcomb Bridge Road, you are approximately 30-45 minutes from one of the major employment centers in Atlanta. Alpharetta and the Top End Perimeter area in Sandy Springs/Dunwoody are the 2 closest with travel times of approximately 15-20 minutes. Go too far east or west in Roswell, though, and that commute can be quite long, especially if you go all the way to Midtown or Downtown Atlanta.

So just a quick bit of history...Roswell was named after a man named Roswell King and the town essentially started as a small mill town drawing water power from the Vickery Creek and Chattahoochee Rivers and running what was called the Roswell Manufacturing Company. The ruins of some of the mills and the dam built to harness the power of Vickery Creek can still be seen in Old Mill Park. It's one of the most photographed areas in Roswell and very popular for wedding and engagement photo shoots, and it's also really cool to see it in person! In fact, we have a lot of photos there too, like this one!

I think most people who live in Roswell would agree that Roswell has some of the best parks in Georgia and they can be found all over Roswell. No matter what part of Roswell you live in, this is one thing all three areas have in common. There are sports complexes to suit everyone, such as East Roswell Park and Roswell Area Park on the west side, convenient to Downtown and West Roswell. There are great running trails at Vickery Creek Basin and bike trails and parks that run along Riverside and Azalea Dr along the Chattahoochee River and these are convenient no matter what part of Roswell you live in. But when it comes to enjoying the outdoors, I have to say it's a connection between East Roswell with access to Big Creek and proximity to the Chattahoochee Parks, along with Downtown Roswell. If you live in West Roswell, you'll probably find yourself driving downtown for the outdoor spaces.

The next step is retail and this varies depending on where you are. The west side has all the major stores along Crossville Rd you could want, and for groceries at the likes of Target or Chik-Fil-A or Home Depot, West Roswell beats East Roswell. This is an area where East Roswell lags behind the other two areas. But North Point Mall is on the east side and is convenient to Roswell, but just north of Alpharetta. It's not far away, it's just not Roswell. That said, this is definitely an area where Downtown Roswell is starting to show its unique local charm, and the walkability and variety of shopping wins the day, even though North Point Mall is not technically in Roswell, East Roswell residents offer more shopping then is available in West Roswell. So for shopping I give a nod to Downtown and then to East Roswell, and last place goes to West Roswell.

Before I go too far, I want to take a moment to talk about Downtown Roswell, as it is one of the coolest downtown areas in Georgia. The main thoroughfare running through downtown is Canton St. It is filled with great restaurants and shops and is rich in history and attractions. If you live in Roswell you will eventually need to take some of the tours offered at places like Barrington and Bulloch Halls, and take a walk to the old mill and waterfall and over the covered bridge at Old Mill Park. Downtown is the only truly walkable area in Roswell, so if this is important to you, know that this is the only place where this is possible. During the summer months, Roswell hosts the so-called Alive in Roswell, a free festival held on the third Thursday of the month from April to October. The event has something for everyone and has been a staple in Downtown Roswell for years.

Restaurants – this one is simple. Downtown Roswell is the clear winner with more dining options than East or West Roswell. You can get a lunch sandwich or tacos anytime, and the restaurants range from very casual to some of the best steakhouses in Metro Atlanta. I have to say as a bit of a foodie that East and West Roswell have some excellent restaurants, but not the variety of options available in Downtown Roswell and especially not within walking distance of each other.

Next, let's talk real estate. Real estate prices are similar on the east and west sides and are generally more expensive near downtown.

Consisting mainly of subdivisions, the east side of Roswell has two large and well-known golf and country club communities; Country Club of Roswell - Willow Springs and Horseshoe Bend Country Club. It also has another very large, desirable neighborhood called Martins Landing, which has its own outdoor space right on the Chattahoochee River.

Downtown Roswell, like many other downtown areas in metro Atlanta, has the most desirable location of the three parts of the city and the highest per-unit costs. square foot. Almost anything within walking distance of Canton St is likely to get multiple offers and if it's an older home, it's likely to be completely renovated or torn down and replaced with new construction costing over a million dollars.

Homes for sale in West Roswell closely match prices in East Roswell, but West Roswell has a slightly different feel than East Roswell because the homes tend to be more spread out. Brookfield Golf and Country Club is on the west side if you prefer the west side and are also looking for a golf community. The downside to West Roswell is that it generally takes longer to get to the freeways, and commuting to work and getting to other parts of Atlanta takes longer from West Roswell.

East and West Roswell are both largely subdivisions, many of which are swimming/tennis, and Downtown is made up of some older neighborhoods with fewer swimming/tennis options. There are luxury homes and mansions in all three sections.

The average price of a home in Roswell is comparable to the surrounding cities of Johns Creek and Alpharetta and lower than the neighboring cities of Milton and Sandy Springs. Overall, it is also about 30% higher than the Metro Atlanta average.

As far as housing goes, I'll give the nod to East Roswell because I think you can get a little more house for that money than the other two areas. But if you value walkability, downtown is the better choice for you.

A very minor side note and something else we get asked about from time to time is libraries and every area has a public library that is easy to get to so no one wins in this category.

I wouldn't be giving an objective comparison if I didn't mention traffic. Another point that is more or less the same, and is a downside to all three areas and certainly not a good selling point, is that wherever you are in Roswell, you are likely to find a lot of traffic. Holcomb Bridge Rd runs east-west on Georgia 400 and almost always has heavy traffic. If you live in Roswell and commute to work, chances are you have to take the Georgia 400, which backs up in the morning and afternoon. If you live on the west side, there are no major highways near you, so your commute will consist of back roads or a long commute to reach Georgia 400 or I-75. If you live on the east side, it's Georgia 400 or the back roads. If I had to pick a winner here, I'd say Downtown Roswell has the most in and out ways to avoid traffic.

A quick note about schools. It's certainly not up to me to decide which school is the best, and I wouldn't dream of picking a winner here. Roswell Public Schools are part of the Fulton County School System, and test scores are above average almost across the board. There are also several private schools on the east and west sides of GA 400, so there should be a good choice of schools for anyone looking at Roswell for schools.

So this summarizes some of the strengths and weaknesses of each of the different areas that you should know about before choosing an area and living in Roswell. Driving through each area looks visually different, so I definitely recommend checking out all 3 areas in a car before making a decision. We all have our own list of important considerations, and I certainly haven't answered every question you have. Not a good place to stay if you don't have transportation and have to rely on Marta bus route #85. Stopped providing services almost a year ago. It mainly affects seniors and single working mothers and fathers who depend on Marta Services.

I live in East Roswell and I love it. I moved to Georgia last year and Roswell was my first choice. My commute isn't that bad. If you are interested in moving to this area I would say yes, but make sure you have a vehicle as there is no bus transportation available. The parks are beautiful and generally the people are friendly and the environment is clean, which in my opinion is a big plus.
